A buyer’s home search these days is usually started online. They want to get a feel for what is out there, put a visual to their ideal homes and to check prices. Then the serious buyers with get in touch with a Realtor®. By this time the buyer usually has an idea of what they want, price they can afford and way too much Internet knowledge about the housing market! Some buyers will have a certain standard but they will all most likely be concerned about the following amenities:

Location is a given…

There is a reason everyone knows the saying “Location, Location, Location”! It matters on so many different levels, where your home is located for selling, renovating, expanding, etc. in the future. If a home is in a “can’t beat it” area, it will not take long to sell. Even some of the least attractive homes tend to be scooped up, as a “fixer-upper” or a work in progress, just for the location alone.

Where can we walk to?

Is there a Walgreens on your corner? How close is the nearest Target or Walmart? Everyone will want to know where the closest grocery store is located and how far you are from the main street, highway or interstate. Is there a dog park nearby? How about a workout facility? If you anticipate these questions, as a Realtor®, your buyers will be at ease, confident and satisfied!

The School District…

The school district is by far one of the most important attributes to buyers, whether they already have children or if they eventually plan to. It is not out of the ordinary for a buyer to start searching for a home strictly based around different school districts.

Fees and Taxes…

Monthly fees are often overlooked for buyers when they are searching for a home. Since the price of the home is a main concern sometimes other costs are not top of mind. As a Realtor®, be open about fees and other charges they may encounter living in different areas. If you are up front with your clients and truly interested in providing them with the best service, they will greatly appreciate it.

When your days start to get shorter it is a sign that Fall is coming! Coffee houses are selling their seasonal pumpkin collections, hot chocolate becomes more popular at the grocery stores and it is rare to walk through a store without seeing a witch, giant bag of candy or a seasonal candle.

Now along with all the goodies comes time to clear out the collections of summer! Here is a checklist of chores that will help organize and prepare your home for the winter season.

  • Wash all windows and mirrors in the house with glass cleaner. Take your time to minimize streaks.
  • Vacuum EVERYTHING. By everything we mean couches, stairs, closets and of course the usual living, dining and bedroom floors.
  • Give your painted or wood-paneled walls a nice wash/dust.
  • Dust off the ceiling fans. We know those collect an unbelievable amount of dust!
  • Take the kitchen and make a garbage sweep. Clean out the cabinets, pantry and refrigerator! You know there are items that you will never eat or use. Consider donating!
  • Tackling the closets might be a day of adventure in itself. Start storing clothing that won’t be worn until May and start digging out the boots, coats and other winter clothing you haven’t seen since last October!
  • When you walk around your living room, kitchen, bedroom and really any place in your home that seems to have clutter, take a moment and decide, “Do I really need to keep this?”

North Las Vegas has gotten a not so lovely reputation over the years but those times are starting to change! North Las Vegas officials are taking the plunge to make the neighborhoods and overall section of the valley a safer place to live. With efforts to reduce criminal activity, squatters and fires, the city has begun demolition to many homes.

“The initiative started out with a list of 10 properties that had together prompted 142 calls for service to police. Each had at least one fire on the property, and some had as many as three, mostly started by squatters who had altered electrical wiring or started campfires in the homes.”

Your real estate agent is your best asset when looking for a new home. Just by talking with you and discussing likes, dislikes and “must haves” they know what areas and types of homes you are probably looking for. That being said, we are all human. If the first house you look at is not what you want, say something. If the area suggested is not where you want your family growing up, say something.

There are many common courtesies that get lost in the home buying process. The first and foremost is punctuality. Realtors® work to accommodate buyers because their jobs are completely centered on satisfaction. If you are going to be late, have prior engagements or no longer wish to work with the suggested Realtor, all you have to do is call. Respect is key in such a relationship-oriented business.

Don’t think your home needs to have a “love at first sight” affect. Sometimes the curb appeal can throw you off, leaving a bad taste for what the layout and floor plan will look like. Try not to “judge a book by its cover” when looking at houses and have an open mind. What might look rough on the outside could be exactly what you’ve been dreaming of on the inside!

Don’t get discouraged when the homes you find online have already been sold or are higher than the listed price. If you have an open relationship with your Realtor®, he/she will to their best to get you the best home you can find! Remember real estate agents work for you and it is their job to help, support and meet your needs. If there is respect between all parties, the home buying experience will not only be successful but exciting as well!
