The Big Day has arrived. All the contracts are finished, the inspections are done, the appraiser has done his/her job, your mortgage loan is approved and loan documents are waiting for you at escrow. All that hard work you’ve been putting in these past few weeks all boils down to this day: Your final walk-through and getting the keys. (Well, it may be your final walk-through, sign documents, wait for recording, and THEN get the keys – but you get the drift.)
This is an exciting time – so exciting, in fact, that it might be easy to forget about checking out some important things when you do the final walk-through with your Realtor®. Normally, that would be okay – because if you chose the right Realtor® they’ll be looking out for you and following up on all those things you might overlook. However, it never hurts to have a back-up plan – and two (or three) heads are better than one, right? So we wanted to give you a quick and easy list of reminders that you’ll want to double-check before you head out the door.
What to Take With You
Again – your Realtor® will probably have many of these things with them, too – but just in case, be sure to bring along:
• A notepad to document your thoughts and the final walk-through.
• The Purchase Agreement, along with any Addenda – to refresh your memory about all the terms with regard to the condition of the property.
• A copy of the Inspection Report – so you can confirm all necessary repairs have been made.
• A camera – or your smart phone and a charger. (The charger can also be used to confirm electrical outlets are working.) But you’ll want to have photo documentation of any issues that need to be addressed.
What to Look For During the Final Walk-Through
At this point, certainly you’ve already seen the home and an inspector has reviewed it, and various people told you repairs were done. But that doesn’t account for two things: Time – because things can happen between then and your closing date; and Sellers – because, well, things can happen. By that we mean movers may have caused damage the Sellers aren’t aware of, or they accidentally loaded things on the truck that should have stayed with the property. It’s not that we’re saying Sellers have bad intentions – just that “things happen” – so you want to be sure, right?
• Is the house broom-swept clean? Is there any damage caused by movers?
• Confirm all items that should be with the home are present – such as appliances, window coverings – all things that the contract state go with the sale.
• Also confirm that anything that shouldn’t be there isn’t. This can range from trash and construction debris, to personal belongings or furnishings that should have been removed.
• Check the HVAC system – make sure the thermostat is working and that the heat and air conditioning are working properly.
• As you walk the home, make sure all the doors and windows can be secured. And while you’re at it, check for missing screens, broken glass, or hardware that’s not operational.
• As mentioned above, making sure that any repairs required from the Inspection Report is critical.
• Check that all appliances are working.
• Make sure all warranties and instruction manuals are present (most are available on-line if not).
• Confirm garage door openers are there, ask for garage door codes if there’s a keypad.
• Confirm mailbox location and keys.
You may think that “Of course I’m going to do all these things at the walk-through!” – but you’d be surprised how often new buyers are so excited that they’re concentrating on where to place furniture or what new pieces to buy for that charming bay window they’ve never had before. That’s why it might just be a good idea to print this out and take it with you that day. Because we’re nothing if not meticulous about having a back-up plan – for every situation!

It’s like winning the lottery, right? You’ve searched and searched, and finally found the house you love. You put in an offer, you hope it’s good enough, you prayed that the seller liked you best . . . and just like that, all your worries disappear! The seller accepted your offer and you’re thrilled! Woo-hoo! And then you think, “So, what do I do now?”
To be honest, you have a gajillion things to do. Okay, maybe not quite a gajillion, but between getting all the steps done to finish your home purchase – and having to pack and move – it may seem like that.
But the good news is, you went into this with an experienced Realtor®, and you have the comfort of knowing this very important thing: Your Realtor™ has your back for everything that comes next. After all, they are the ones who got your offer submitted and accepted!
Just to make sure you have a good idea of the next steps in your journey to becoming the new owner of this perfect home, we’ve got a quick checklist to get you prepared. (Keep in mind, though, that your specific transaction may have additional steps because every home purchase is different.) Many of these things will be automatically handled either by your Realtor™ or your mortgage lender – but it’s wise to be aware of the status of each item during this process. So always feel free to ask questions!
- If you haven’t already, shop for your mortgage lender and choose which one you’ll be working with. (Although an experienced Realtor® should have made sure you did this before submitting your offer – just FYI.)
- Ensure all the necessary “earnest money deposit” funds are paid into escrow.
- Order the home inspection.
- Ensure you know which documents and information your mortgage lender needs – and get that to them in a timely manner.
- Review the home inspection report with your Realtor™ to discuss the findings and any repairs needed (as well any costs).
- The lender will order the appraisal.
- Get your closing funds ready, according to the instructions from your lender.
- Select your home insurance company.
- Schedule your walk-through.
- Close escrow at the title company and get your keys!
Of course, in-between all of these steps, you also need to find time to notify your landlord that you’ll be moving, pack, schedule utilities to be turned off and then on again at your new home, change your mailing address and online account addresses – and make sure that someone is going to plan you a nice, big housewarming party! (Okay, that last part is optional, but it sure would be nice, huh?)
During this time of busy transition, you may get a little anxious, perhaps a little stressed, have a lot of questions, or need help finding solutions for some things. That’s part of the process and it happens to everyone. But always remember that your Realtor™ is there to help you and hold your hand through it all.

Should You Get Your Home Inspected Before You List It For Sale?

When dealing with buying or selling a home, we’ve always maintained that it’s a good idea to over-prepare. For example, we’ve mentioned in several of our previous articles that one smart move not everyone is smart enough to do is to get your loan pre-approval in hand before even starting to shop for a home. Why? Because if a seller has multiple offers to consider, you’ll tip the scales considerably in your favor by having proof that you’re capable of “sealing the deal” – and that’s a big plus for any seller.
But for those thinking of selling their home, thinking ahead is sage advice for them, too. And one of the smartest steps a seller can take before putting their home on the market is to obtain their own certified home pre-inspection.
Right about now, you’re saying – “Wait a minute – the buyer is going to do that anyway, aren’t they?”
Yes, that’s going to be true in nearly every real estate transaction. But there are often some savvy reasons for a seller to have it done first, and here are a few of them:
It justifies your listing price.
By laying all the cards out on the table, sellers gain bargaining power with potential buyers. When you have certifiable proof on paper of the condition and systems in your home, it makes it harder for buyers to (reasonably) lowball their offers. (And if they unreasonably lowball you, you’ll know they’re not worth spending your time and effort on.) The fact that your home has no underlying issues of concern tangibly translates to the fact that there’s no need for a price cut to be entertained.
It builds trust with potential buyers.
By offering a home with a clean bill of health, it gives buyers more assurance and helps to reduce any apprehensions they may have. Many buyers have legitimate concerns about buying a “Money Pit” – so they often start their home-buying search with that bias in mind. But when you’ve shown you have nothing to hide by sharing the details of the pre-inspection up-front, they’ll look at your home more realistically and be able to realize its true value.
It may help you move faster to closing.
Really, there’s no easier way to build trust than to show them your home has been well-maintained and you have the documents to prove it. That trust can go a long way towards achieving a smooth transaction and a seamless closing.
In some cases, however, it might make sense to skip this step and allow your buyer to pursue the inspection after an offer has been made.
